These Terms apply to all visitors and users of the Website including those who make inquiries, submit forms, book Flats, request refunds, or use any service offered.

4. Booking, Payments & Pricing

• Booking a flats requires payment of a booking amount as displayed or communicated by the Company.
• Flats price generally includes flat cost + basic development cost unless specified.
• Government charges like GST, stamp duty, registration charges, external development charges (EDC/IDC) are not included unless clearly mentioned.
• All payments must be completed as per the schedule shared at the time of booking.
• Delayed payments may attract late fees or cancellation as per Company policy.

5. Flats Allotment & Possession

• Allotment is subject to successful payment and document verification.
• The Company reserves the right to accept or reject any booking.
• Users must obtain all required government approvals (construction, building plan permissions, etc.) before any development.
• Usage of the Flats must comply with zoning rules (residential/industrial/commercial, etc.).

6. Cancellation & Refunds

• Refund/cancellation shall strictly follow our official Refund Policy.
• If an applicant withdraws before allotment, refunds (if applicable) will be processed as per policy.
• Once allotment is confirmed or if the sale deed is executed, cancellation may not be allowed.
• Refunds, if approved, will be processed within the timelines mentioned in the Refund Policy.

7. Taxes & Additional Charges

• All government levies like GST, stamp duty, registry charges, mutation charges, development charges, environmental fees, etc. must be paid by the User.
• If government revises charges at any point, the User must pay the revised amounts.

8. User Responsibilities

• The User must provide correct and updated information during enquiry and booking.
• Any misuse of the Website including fraudulent submissions, false documents, or misleading information may lead to cancellation or legal action.
• Users agree not to misuse Website materials or attempt unauthorized access.

9. Website Information & Accuracy

• All Flats details, images, layout plans, maps, pricing, or specifications shown on the Website are indicative and may change without notice.
• Final details will be shared at the time of official documentation.
• The Company is not liable for reliance on preliminary/indicative information displayed on the Website.

10. Intellectual Property
